Hiring Salary: $50,000 The Lead Facilities Technician is responsible for performing a variety of work in the general maintenance and repair of HRT facility assets.
This work includes assisting with coordination of Facilities Maintenance tasks and projects, creating service requests and assigning work orders in the Enterprise Asset Management (EAM) system, inspecting work to make sure standards have been met, ordering mechanical parts and supplies, using diagnostic equipment, providing support and advice with repairs, overseeing preventive maintenance on equipment, oversight of Facilities Technicians and Mechanics, and decision making when Facilities Maintenance Manager is unavailable.
Essential Job Functions: (Duties listed are not intended to be all inclusive nor to limit duties that might reasonably be assigned) With minor supervision, the Lead Facilities Technician will work both independently and occasionally as part of a crew/team to perform the following tasks: Designates work order assignments to Facilities Maintenance Staff in EAM and monitors their work to achieve the completion of tasks.
Assists the Facilities Maintenance Manager in attaining and conducting formal and on-the-job training.
Determines what tools and equipment are needed to perform Facilities Maintenance work orders.
Performs skilled and unskilled tasks with little or no assistance or supervision.
Assists Facilities Maintenance Manager in providing oversight and supervision to Facilities Maintenance staff and Facilities service contracts.
Provides troubleshooting on all Facilities electrical and mechanical systems.
Gives support to other Facilities Maintenance Staff with regards to accomplishing tasks while referring technical issues to the Facilities Maintenance Manager.
Offers Facilities Maintenance Manager suggestions for the performance evaluation of Facilities Maintenance Staff.
Carries out skilled activities involving the repair and maintenance of equipment and facilities.
Carries out heating, plumbing, and refrigeration related tasks.
Maintains compliance to all related safety practices and procedures, as well as the relevant Federal, State, and Local regulatory requirements and codes.
Works with a variety of machines and equipment, such as hand and power tools, drill presses, and saws in carrying out maintenance and repair tasks.
Ensures the equipment and tools are maintained and stored and in a clean, secure, and appropriate working condition.
Ensures that buildings are maintained in a safe, clean, and orderly condition in accordance with health and fire regulations.
Monitors and prioritizes maintenance schedules to assure tasks are performed in a timely manner.
Contacts appropriate outside agencies as needed to schedule service by trained personnel, inspections, obtain required permits, and arrange for disposal of hazardous waste and chemicals.
Coordinates set ups for various meetings and special events.
Investigates, makes corrective actions, and restores facility alarms.
Inspects properties, equipment, and chemical storage to ensure environmental permit compliance.
Makes minor repairs to interior and exterior of buildings such as walls, floors, lights, roofs, and garages.
Makes minor repairs to properties to include all landscaping, sidewalks, fences, and pavement markings.
Performs minor renovation tasks such as door installation, framing (metal and wood), drywall installation/finishing and painting.
Installs/relocates/removes equipment, office furniture, shelters, and other passenger amenities.
Responsible for storm preparations and clean-up including snow removal, downed trees, trash, etc.
Performs lead functions as assigned by Facilities Maintenance Manager, Director of Facilities and/or Chief Engineering & Facilities Officer.
Assists Facilities Maintenance Manager in hiring staff and developing contract scopes.
Manage records created and received in compliance with the Hampton Roads Transit Records Management Policy and Procedures.
All other duties as assigned.
Required Knowledge, Abilities and Skills essential to Job Functions: Knowledge of: Methods used in maintenance and building repair, including basic knowledge of uniform codes, ADA rules and regulations, electrical wiring, plumbing, carpentry, glass replacement, painting, masonry, and grounds maintenance; pest management; maintenance and repair of hand tools and gas-powered equipment; basic math; safety practices and procedures relating to the building trades.
Skill and Ability to: Use a variety of hand tools and equipment; communicate effectively in both oral and written form; receive and give instructions, and prepare work orders and reports; measure distance and calculate quantities; read and interpret specifications and blueprints; perform a variety of physical labor including climbing ladders, bending, kneeling, reaching, and standing for long periods of time; lift and carry boxes, tools, equipment and materials; report projects needed to be serviced by outside contractors; maintain files and inventory records of supplies; set priorities; coordinate several projects simultaneously; forecast project problems and make adjustments; plan and coordinate work schedules; assist in training, planning and directing the work of other Facilities Maintenance Staff; provide technical support as the working lead; develop and maintain effective working relationships with other Facilities Maintenance Staff, Cleaners, and HRT staff.
Required Software Knowledge and Skills essential to Job Functions: Proficiency in using computer systems and the listed software applications associated with performance of assigned work is essential.
Basic problem-solving skills associated with software applications used is expected.
Software usage relevant to job duties will be evaluated.
Software applications: Ability to use computers is required, including HRT’s Enterprise Asset Management (EAM) software for maintenance, and HRT’s Enterprise Resource Planning (ERP) software for finance, Microsoft Outlook, Word, and Excel.
Safety Responsibility: Perform all job duties and responsibilities in a safe manner to protect oneself, fellow employees, and the public from injury or harm.
Promote safety awareness and follow safety procedures and policies.
Take an active part in reporting unsafe conditions and any hazards within the workplace to their Supervisor, Manager and/or the Safety Department.
Training and/or Education: Any combination of education, training, and experience which demonstrates ability to perform the duties and responsibilities as described, including progressively responsible journey-level experience in building maintenance and repair and/or building trades.
High school diploma or GED certificate required with basic mechanical skills and an understanding of tools and their use.
Certificate in trade school or equivalent work experience related to facilities maintenance required.
Must demonstrate satisfactory communication skills (both verbal and written) and perform basic math.
Ability to use computers is required, including maintenance management software, Microsoft Outlook, Word and Excel.
Required Experience: Minimum 5 years of Facilities Maintenance Technician (or equivalent) related work.
Licenses or Certificates: Valid VA Driver’s License Plumbing, Electrical, HVAC, and/or Mechanical certification(s) Special Requirements: This position is classified as essential personnel.
FLSA Status: Non-Exempt Physical Demands: Must be able to lift and carry 50 lbs.
